#1 GENERAL INFO: Yes, the rent is really only $1,000 per month -- see #4 and #5 below for explanation. Our recent tenant moved out after 7 years and here is a great opportunity for the right person! This is a modern, light-filled junior 1-bedroom English basem*nt apartment in a beautiful, large, modern home -- but it's YOUR OWN PRIVATE APARTMENT with its own outside entrance. The apartment is NOT right on the street, but instead it is in a quiet location that is “up” a long driveway that leads to the street. Two owners live upstairs (we don't have pets or kids), and we have our own separate entrance to our home. There are no hallways in a noisy large apartment building, no roommates, no endless searching for street parking (you'll have your own free, off-street private parking place), no sharing of a washer-dryer down with many others (you'll have a dedicated washer-dryer). Minimum one-year lease, available approximately July 2024.

#2 APARTMENT DESCRIPTION (see pics below). The apartment is about 600 sq. ft. with high ceilings (8 ft. high in some areas, 9 ft. high in other areas), and a good amount of natural light from a large glass door and a large window – different from many English basem*nt apartments. There is a separate open-loft-style small bedroom that is elevated only about 18 inches from the apartment floor (that's why we call it "loft-style") and the bedroom area is surrounded by a 6-foot-high interior architectural wall -- which helps keep an open-loft-style feel, but also screens the bedroom for privacy from the rest of the apartment (see picture below). There is a small living room area, separate eating area, clean modern bathroom with sink & toilet & cabinets & combined tub/shower, good closet space, and very good storage areas. The kitchen and eating areas are tiled with high-grade Italian ceramic tile, and the living room and bedroom are carpeted. You have dedicated washer-dryer in the apartment utility room. There's a small private outdoor area where you can put your own BBQ and even a table-for-two. Also, the apartment is AVAILABLE AS PARTIALLY FURNISHED IF YOU PREFER -- basic kitchen utensils and dishes, wooden dining table and 2 chairs, bedroom dresser, full-sized platform bed, etc. (but you would need your own mattress).

#3 NEIGHBORHOOD. The apartment is in the Forest Hills neighborhood of NW DC on a quiet, tree-lined street (see picture below), but just 2 blocks from Connecticut Ave NW and a short walk to the Van Ness / UDC Red Line Metro station or Connecticut Ave bus line -- also just 2 blocks from the running /hiking trails in Rock Creek Park. Easy car access to downtown DC or nearby Maryland. Walk less than 10 minutes to Giant Food, Golds Gym, cleaners, restaurants, banks, nice public tennis courts, etc. You get the convenience of living in DC, but not the hustle-bustle of a crowded, noisy, trafficked street. One prior tenant said, “I’m only 2 blocks from Connecticut Ave, but it feels like I’m in the country”.

#4 IS THE RENT REALLY ONLY $1,000 (AND WHAT’S INCLUDED)? For reasons explained below (see #5 below), the $1,000 rent is very low for an apartment with this location, size and high-quality condition – nearby comparable apartments can cost between $1,600-$2,000 per month (check comparable apartments on craigslist). And our rent of $1,000 (1) INCLUDES FIOS HIGH-SPEED WIRELESS INTERNET, AND (2) INCLUDES ALL UTILITIES (reasonable electric, water and gas use), AND (3) INCLUDES your own designated OFF-STREET PARKING about 30 feet from the apartment entry, AND (4) INCLUDES YOUR OWN IN-APARTMENT WASHER-DRYER) – all of these extras that would cost you about $200+ elsewhere! So, compare our overall cost ($1,000 total) with other apartments (rent of $1,600-$2,000 + $200+ extras = $1,800-$2,200+ total) – YOU SAVE $800-$1,200 PER MONTH. Note that there is also a small non-refundable move-in fee and move-out cleaning fee due when the lease is signed, plus a security deposit.

#5 WHY IS THE RENT SO LOW? Our goal is to have a reliable tenant who takes pride in living in a neat, clean, quiet, relaxing environment – maximizing our rent is NOT our goal. Because we travel and are away at certain times of the year and because we are otherwise very busy, we’re looking for a tenant who can keep his/her “eyes” on the house, can take in (and forward) the mail, water some plants, mow and look after the yard, and do some other very simple house things. Also, because your separate apartment is the lower floor of our home, if you listen to loud music or TV, or if you regularly have guests, or if you want to smoke in the house or on the property, or if you like to be "under the influence" then this rental is not for you. Finally, we prefer a tenant who almost never cooks -- we want to avoid food aromas in the house (of course it's perfect if you prefer salads, sandwiches, cereals, yogurts, etc. ,as is using an outdoor BBQ for cooking). These are some reasons why the rent is only $1,000, not several hundred dollars more. If you are OK with these things, this can be a great place for you to live.

#6 SHOWING THE APARTMENT AND AVAILABILITY: We will show the apartment by APPOINTMENT ONLY during several days in June, but we ask that you first send us the information below. It will be available for occupancy sometime in July 2024.

(iv) are you interested in renting partially furnished (explained above) or completely unfurnished?
(v) would you like optional maid service (bi-weekly or twice per month)? (preference given to renter who wants maid service)
(vi) how often do you cook (oven, range, skillet, etc)?
(vii) how frequently will you be away from the apartment overnight (for work or pleasure)?
(viii) your thoughts about helping with simple house chores like taking in mail, watering plants, looking after the yard, etc.?
(ix) Do you have a car and will you use it daily/off-and-on/rarely, etc?
(x) where are you living now and why do you want to move?
(xi) any other info you want to share that's not covered in our descriptions above?
